Planned retail and apartment complex narrowly passes planning commission

A Planned Unit Development narrowly passed the Sapulpa Planning Commission on Tuesday, July 26th after concerns were raised about how it would impact the natural environment surrounding the area and the traffic on Highway 117.

Called Polecat Creek, the development is located on the north side of Highway 117 and the east side of its namesake creek.

The plan proposes to take the almost 61 acres and split it into three sections consisting of retail, a multi-family residential apartment complex, and additional commercial in the northernmost section.

Tanner Consulting presented the space as an opportunity to grow Sapulpa’s rooftops and sales tax revenue, while at the same time, drawing more interest from the businesses and shoppers down the highway in Glenpool.

Several neighbors from the Valley Ridge neighborhood across Highway 117 spoke about the impact on traffic. “I’d love to see Sapulpa grow to the east, but it has to be done safely,” said Jim Korn.

A motion was made to approve and passed, 4-3. The project now goes before City Council in September.

Proposed development of new “Polecat Creek” retail and residential addition.
